After partnering with HagerSmith Design to design multiple warehouse buildings in Triangle55 Industrial Park, Evans General Contractors and Scannell Properties once again tapped HagerSmith’s architects to design a mixed-use industrial building for pharmaceutical product cold storage and distribution.

The state-of-the-art facility includes 72,000 SF of temperature-controlled storage space with racking for medicinal and pharmaceutical shipments. Equipped with a full MEP/R design, the site offsets its environmental impact with energy efficient operations and validated areas ready for life science operations.

Included in the overall design were concrete tilt panels and high-performance interior finishes alongside 8,000 SF of designated office space, optimizing the building’s usefulness and operational lifespan.

Building specifications include 36-foot clear heights with 51 dock high doors and 52 available knockouts for additional doors if needed. Security fencing and gate-access distribution and shipping areas ensure tenants can unload and restock shipments privately and securely. 338 auto parking spaces and 144 trailer spaces ensure that employees and distributors have ample space for daily operations.
